Roof Replacement Done Once, and Done Right

When repair money starts chasing a roof that is past saving, replacement is the honest answer. Royal Dane Roofing tears off, inspects the decking board by board, and installs IKO architectural shingles built for Salt Lake City weather. Jeremy runs the job in person from tear-off to final magnet sweep.

When a Salt Lake City Roof Is Truly Done

Roof replacement in Salt Lake City is a different animal than it is in mild climates. A valley roof takes hail off the benches, canyon wind, months under snow load, and summer sun at four thousand feet of elevation. Twenty to twenty five years of that cycle and even a well-installed shingle roof is brittle, bald in the granule beds, and leaking at the flashings. At that point patching is just renting time.

The signs are usually plain from the attic and the gutters before they show in the living room. Granules collecting at the downspouts. Shingle corners curling and snapping instead of bending. Daylight at a chimney flashing. A ceiling stain that keeps coming back in a new spot every spring melt.

What we will not do is talk you into a replacement your roof does not need. Jeremy climbs it, photographs what he finds, and if a repair buys you five honest years, that is what he will tell you. A good share of the replacement calls we take end in a repair recommendation, and we would rather earn the replacement later than sell it early.

Timing matters more in this valley than most homeowners realize. The best month to replace a roof is the one before it fails, and the worst is the one after the first big snow lands on it. If your roof is in its early twenties, get it looked at this season even if it is not leaking yet. A dry October assessment costs you nothing and buys you the choice of scheduling the work on your calendar instead of the weather’s. Roofs never fail on a convenient day.

When it is time, the whole system gets replaced, not just the shingles. Underlayment, ice and water shield at the eaves and valleys, drip edge, pipe boots, and ventilation sized to the attic. That system approach is what makes the new roof actually last.

What the Job Actually Looks Like

Before the crew shows up

You get a fixed written price from the on-roof assessment, a material spec with the exact shingle line and color, and a start date. Material lands in the driveway a day ahead. If weather threatens, we call and move it rather than racing a storm.

Tear-off day

Everything comes off down to bare decking. This is the part cheap roofers skip by nailing over the old layer, and it is where problems hide. Soft boards, rot around old swamp cooler mounts, decking gaps past code. We replace what is bad and show you photos of every board we change, so you know what you paid for and why.

Dry-in and shingle

Synthetic underlayment goes down the same day the roof opens, with ice and water membrane at eaves, valleys, and penetrations. Utah code and Utah winters both demand it. Then shingles, ridge, flashing, and boots. Most Salt Lake City homes are watertight in one day and finished in one to three.

The leave-behind

Magnet sweep for nails, gutters cleared of debris, haul-off the same week, and your warranty paperwork in hand. The yard should look like nothing happened except the house got a crown. See finished jobs in the gallery, then check the driveway photos closely. That is the part most companies hope you never inspect.

Why We Install IKO Shingles

We install IKO architectural shingles as our standard because they hold up in this specific climate. The heavier mat carries snow load without bruising, the sealant strips bond well in our short shoulder seasons, and the color blends suit valley neighborhoods from Rose Park to the east benches. One brand, installed constantly, means no learning curve on your roof.

Storm Damage? Insurance May Carry It

If hail or wind is what killed the roof, your homeowner policy may cover most of the replacement. We document the damage before anything is touched, meet the adjuster on your roof, and scope the claim honestly. No inflated claims, no waived deductibles, none of the storm-chaser games this valley sees every summer. The process is laid out on the insurance claims page.

Replacement Questions, Answered Straight

How much does a roof replacement cost in Salt Lake City?

It comes down to roof size and pitch, how many layers come off, decking condition, and the material you pick. A walkable ranch is a different job than a steep two-story with three layers on it. The free assessment gets you a firm written number for your actual roof, and the number does not creep once you have it unless we find hidden decking damage, which we photograph and price before touching.

How long will the new roof last?

IKO architectural shingles are rated for decades, and in this valley the realistic answer is twenty to thirty years depending on sun exposure and attic ventilation. A properly vented attic is worth years of shingle life on its own, which is why we check ventilation on every replacement rather than just stapling new shingles over an oven.

Do I have to be home during the replacement?

No. Most customers leave for the loud day. We need access to power, the driveway for the dumpster and material, and a phone number that answers if we find surprise decking damage. Jeremy is on site, so decisions do not wait on a project manager across town.

Can you replace a roof in winter?

Often, yes. Shingle sealant needs some warmth to bond, so we watch the forecast and pick windows. Deep-winter emergencies get dried in immediately and shingled when temperatures allow. If a fall assessment shows a roof that will not survive the snow, we tell you plainly so you can get ahead of it.

Will you haul off the old roof?

Every scrap. Dumpster on site, magnet sweep for nails through the lawn and driveway, gutters cleared of tear-off debris before we leave. The only evidence of the job should be the roof itself.
