A Roof That Sheds Snow and Outlives You

Standing seam and ribbed panel metal roofing for homes, cabins, shops, and outbuildings across the Wasatch Front. Metal handles snow load, canyon wind, and high-altitude sun better than anything else we install. It costs more up front, and we will tell you that before you ask. Jeremy runs the install himself.

Why Metal Makes Sense in This Valley

Utah roofs work harder than most. Snow sits for weeks in the benches, canyon wind rakes the west side, and summer sun at four thousand feet ages asphalt faster than it does almost anywhere else in the country. A metal roof is built for exactly that mix. Snow slides off a smooth painted panel instead of sitting and packing into ice. Wind has nothing to catch because there are no tabs, no edges, no adhesive bond waiting to fail.

The finish matters as much as the metal. Modern panel coatings hold color under UV for decades, so a metal roof installed today does not chalk out into a faded gray the way older painted steel did. On a home where the roof is a big part of what you see from the street, that longevity is a real part of the value.

Then there is the arithmetic of never doing this again. A properly installed metal roof outlasts two or three shingle roofs. If you plan to stay in the house, that math usually lands in metal’s favor even though the first check is larger. If you are selling in three years, it probably does not, and we will say so.

Royal Dane Roofing is a small, family-owned company. Jeremy spent ten years on roofs before starting this one three years ago, and he is on every job we run. Not the biggest outfit in Salt Lake County, which is exactly why your roof gets attention instead of a rotation slot. Straight talk on whether metal is right for your house is free. Panels, Profiles, and How It Goes Down

Standing seam

The premium residential system. Panels run continuously from ridge to eave and lock together at raised vertical seams, with the fasteners hidden underneath. Nothing penetrates the weather surface, which is the whole point. Standing seam is what we recommend on primary residences, on steep visible slopes, and anywhere you want the roof to still look sharp in thirty years.

Ribbed panel

Exposed-fastener corrugated panel, the workhorse. It costs less, installs faster, and does an excellent job on shops, barns, detached garages, cabins, and outbuildings. The screws carry sealing washers that need attention down the road, which is honest information rather than a reason to avoid it. On the right building it is the smarter buy.

Color and profile choices

Panel comes in a wide color range, from flat neutrals that disappear against the mountains to deep charcoals and greens that make a cabin look like it belongs. Rib spacing and seam height change the character of the roof too. We bring samples and hold them against your siding in real daylight, because a color chip under a shop light lies to everybody.

What the install involves

Old roofing comes off, decking gets checked board by board, then high-temperature underlayment goes down. Panels are cut to length, set to a chalked line, and fastened per the system spec, with flashing detailed at valleys, walls, chimneys, and every penetration. Detail work at those transitions is where a metal roof is won or lost. Finished jobs are in the gallery.

The Honest Word on What It Costs

Metal costs more than asphalt up front. Materially more. Anybody who tells you otherwise is either confused or selling you something. The panel itself is more expensive, the install takes longer, and the flashing work demands more skill.

What you buy with that is time. Decades of it, with far less maintenance in between. If you intend to stay in the house, or you are roofing a cabin you would rather not think about again, metal usually wins on the long arithmetic. If the budget is tight this year or the plan is to sell soon, an asphalt replacement is a perfectly good answer and we will install it without a word of upselling.

Already Have Metal That Needs Attention?

We service metal roofs as well as install them. Fasteners back out over years of thermal cycling, sealant at ridge and hip intersections dries and shrinks, and a falling limb can dent or tear a panel outright. Those are all fixable without replacing the roof. Start on the metal roofing repair page.

We install and service metal across Salt Lake, Davis, Weber, Utah, Tooele, and Summit counties, including the canyon and mountain properties that need it most. The whole coverage map is on the service areas page, and Jeremy takes the call at (801) 750-4243.

Metal Roofing Questions, Answered Straight

How much more does a metal roof cost than shingles?

Enough that it is a real decision, and it varies with panel type, roof size, pitch, and how much flashing detail the house demands. Standing seam sits well above ribbed panel, and ribbed panel sits above asphalt. The free roof assessment gets you a firm written number for both options on your actual roof so you are comparing real figures instead of averages off the internet. Book one through the contact page.

Is a metal roof loud in the rain?

Not the way people picture. That reputation comes from panel screwed straight to open purlins on a barn with nothing underneath. A residential metal roof sits over solid decking, underlayment, and an insulated attic, and most homeowners report it sounds about like their old shingle roof. Some tell us they like hearing the rain more.

Will snow slide off and dump on my walkway?

It can, and that is worth planning around. Metal sheds snow in large releases rather than melting slowly. Over a front door, driveway, or deck, we install snow retention bars so the load comes off in a controlled way. Anywhere else, the shedding is a feature because your roof is not carrying weight all winter.

Can you install metal over my existing shingles?

Sometimes it is technically allowed, and we almost never recommend it. Going over old shingles hides the decking, which is the one part of the roof you actually want eyes on, and it traps heat against the panel. We tear off, inspect the deck, replace bad boards, and start clean. It is the difference between a roof that lasts decades and one that surprises you.

Does metal attract lightning?

No. Lightning strikes based on height and geography, not material. A metal roof is noncombustible, so if a strike does happen it is a safer roof to have, not a riskier one. Same goes for wildfire ember exposure on foothill and canyon properties, where metal is one of the better choices you can make.

How long does a metal roof install take?

Longer than shingles. Panels are cut to length and set individually, and the flashing detail at valleys and chimneys is careful work. Most homes run several days depending on size and complexity. The roof is dried in before we leave each day, so you are never sitting open overnight. Call (801) 750-4243 and we can walk you through the timeline for your house.
