When the Water Has Nowhere Left to Go
South Salt Lake lots are small and the houses sit close. Every gallon your roof sheds has to land somewhere, and on a narrow lot that somewhere is either a downspout doing its job or the wall of your own foundation. Royal Dane Roofing replaces gutters sized for what the roof actually throws, hung to a real fall, with the discharge aimed where it belongs.

A Small Lot Gives Water No Room to Be Wrong
The local pattern here is summer cloudbursts that overwhelm old rain gutters, and that phrase carries more weight in South Salt Lake than it would out where the parcels are wide. On a half-acre a failing gutter is a nuisance and a muddy strip. On a South Salt Lake lot, where the setback from the wall to the property line can be measured in strides, an overwhelmed gutter has two possible destinations and you will not like either of them. Water either sheets down the wall and soaks into the ground your foundation is sitting in, or it runs sideways into the neighbor’s yard and becomes a conversation.
That is the part homeowners here tend to discover the hard way. Gutter capacity is not really about how much rain falls in a year. It is about how much arrives in twenty minutes. A cloudburst delivers a season’s worth of intensity in one afternoon, and a trough that handles a steady drizzle perfectly well simply overshoots the front lip in a sheet when the storm actually opens up.
Add the housing stock. South Salt Lake runs to postwar ramblers, small brick bungalows, and a growing run of new townhomes, and the older half of that inventory frequently carries gutters sized for a milder climate than the one South Salt Lake actually gets. That is not a defect somebody installed out of laziness. It is a house whose drainage was specified for one set of assumptions and has been living under a different set ever since.
What we will not do is walk up your driveway and quote a full replacement because it is the bigger ticket. Jeremy looks at the metal, the fascia behind it, and the hangers, and if a gutter repair buys you honest years he says so out loud. A good share of the calls we take end with a repair recommendation instead of a replacement pitch, in South Salt Lake the same as everywhere else.
When replacement genuinely is the answer, it is worth doing correctly, because the fix protects things far more expensive than gutters. Keeping meltwater and cloudburst runoff off the fascia, out of the siding, and away from the soil against the foundation is cheap insurance on a house that has already stood for sixty or seventy years.

Specifying a Run for This Particular Roof
Capacity comes off the roof, not the tape measure
The first number that matters is not how many feet of gutter the house has. It is how much roof drains into each individual run. Two planes converging over one eave is double the water in the same trough, and a bungalow with a rear addition often does exactly that without anyone noticing until a storm proves it. We work out what feeds each run before deciding what that run needs to be.
Pitch you can actually verify
A gutter is a ramp, and a ramp with no slope is a trough. Old runs that have been renailed a few times almost always have a belly in them, which is why you see standing water and a green stripe of grit weeks after the last storm. New runs get hung to a fall that carries water to the outlet on purpose, and on a long South Salt Lake eave that sometimes means two outlets rather than fighting the geometry with one.
Downspout placement on a narrow lot
This is where a small lot changes the job. There is not always a graceful spot to put an outlet, and the wrong spot dumps volume onto a walkway that freezes, into a window well, or three feet from the neighbor’s fence line. We work out placement with you standing there, because you know where the gate swings and where the kids walk, and we would rather solve it before the metal goes up than apologize afterward.
Discharge, which is half the point
Getting water into the downspout is only the first half. Getting it away from the wall is the half that protects the house. On tight lots this usually means extensions run out past the foundation to somewhere the grade actually falls away. Where the lot simply does not offer that, we tell you plainly what the constraint is instead of pretending the problem is solved.
The fascia nobody has seen since the house was built
Pulling the old gutters down is the only occasion anybody gets a clean look at the board behind them. On mid-century construction that board has been carrying hardware and shedding water for a very long time. Soft or rotted wood gets dealt with before new metal goes up, because hanging a new run on bad fascia is a callback with a date on it. Finished work is in the gallery.
Pair It With the Roof If the Roof Is Close
If your roof is near the end anyway, do both together. Tear-off is hard on gutters, the drip edge is coming off regardless, and the eave detail turns out better when one company owns the whole edge. Start at roof replacement and we will price the edge as one job rather than two visits six months apart.
On its own, a gutter replacement is a one day job on most South Salt Lake homes. We pull the old runs, deal with what the fascia shows us, form and hang the new gutter, set the downspouts and their discharge, and haul the old metal away. You do not need to be home, though somebody should answer the phone if we open up something unexpected.
Where This Sits on Our Route
South Salt Lake sits inside our everyday route, not at the edge of it. That matters when a summer storm rolls through and half the block wants their eaves looked at the same week. The South Salt Lake page covers everything we do in town, and Salt Lake County covers the rest of the route around it.
The roof assessment is free and comes back with photographs and a firm written number for the actual work. If a storm is what tore the run off the eave, that may be a claim rather than a repair bill, and the insurance claims page lays out how we document it. Reach us through the contact page or call (801) 750-4243, Monday through Friday, 7am to 4pm. Jeremy answers and Jeremy is on the job.
Gutter Questions From Around Town
My gutters only overflow in hard summer storms. Is that really a problem?
It is the problem, just an intermittent one. A trough that overshoots during a cloudburst is telling you its capacity is below what your roof delivers at peak, and peak is exactly when the volume is high enough to matter. The water going over the front lip lands in a concentrated line along the wall rather than spread across the yard. On a narrow lot that line is usually right on top of the foundation soil, which is the expensive thing you were protecting.
Can I replace only the run that is failing?
Yes, and plenty of houses should. A north-facing eave that has taken every winter of ice can be finished while the sunny side still has real life in it. We will match the profile and color as closely as the existing finish allows and tell you honestly whether the age difference is going to read from the curb. What we will not do is quietly sell you three sides you did not need.
Where can the water actually go on a lot this narrow?
Further than most people expect, but it takes planning rather than defaults. The goal is to move the discharge past the foundation to a spot where the grade carries it away on its own. Sometimes that is a longer extension along the side yard, sometimes it is relocating an outlet to the corner that has somewhere to send it. Where the lot genuinely does not offer a good answer, you will hear that from Jeremy rather than finding out during the first storm.
Will new gutters keep water out of my neighbor’s yard?
That is usually the actual complaint behind the call, and yes, it is fixable. Runoff crossing a property line almost always traces back to an outlet placed on the wrong corner or a discharge with no extension on it, both of which are decisions rather than accidents. We look at where the water is ending up now, then place the outlets and extensions so it ends up somewhere it belongs.
The gutters came off with the ice this winter. Repair or replace?
Depends on what let go. If the metal is straight and the fasteners pulled out of sound fascia, that is a rehang. If the run is bellied and dented along its length, or if every hanger has already been renailed once, you are buying one season at a time and replacement is the honest call. Jeremy will show you which one you have got and put it in writing either way.
How soon can you look at a South Salt Lake house?
Usually within a few working days, and faster after a storm. South Salt Lake is on the everyday route out of our Salt Lake City base, so you are not waiting behind a crew that covers five counties before it gets to yours. Call and you will get a real window rather than a maybe.
