From Storm Night to a Roof That Is Whole Again

Restoration is the whole path, not one visit. Royal Dane Roofing gets your house dried in, documents every bit of damage before anything is disturbed, works the claim alongside your adjuster, and rebuilds the roof system back to where it was or better. Jeremy is on the roof for all of it.

Restoration and Repair Are Two Different Jobs

A repair fixes the spot that failed. Restoration puts the whole roof system back to where it stood before the storm hit it. Those sound close, and the difference costs Salt Lake City homeowners real money every year, because a valley hail event or a canyon wind event does not politely damage one square of shingles. It bruises the whole slope, strips granules off the field, creases tabs you cannot see from the driveway, dents the vents and the caps, and loosens flashing that will not leak until the next spring melt.

Patch that roof and it looks solved. Two winters later the bruised mat starts shedding, the creased tabs snap in the first hard wind, and you are paying twice for the same storm. That is the pattern we get called into most often, usually by somebody who had a cheap repair done the week after an event.

Restoration means we treat the roof as one system. Shingles, underlayment, ice and water membrane at eaves and valleys, drip edge, pipe boots, vents, and flashing all get evaluated together, and whatever the storm compromised gets rebuilt. On many homes that is a full replacement. On some it is one slope plus accessories, and if that is genuinely all your roof needs, that is what we will tell you and that is what we will scope.

If your damage really is isolated, we will point you to shingle roof repair instead and be glad to do it. Jeremy has ten years on roofs and would rather lose the bigger job than sell you one you did not need. Three years running his own company has not changed that, and it is the reason people call him back.

The Path We Walk With You

First: stop the water

If wind opened your roof or a limb came through, water is the clock you are racing. Call and we tarp or dry-in the opening so the storm damage stays a roof problem instead of becoming a drywall, insulation, and flooring problem. Emergency dry-in is temporary by design and it buys the weeks you need to do the rest of this properly. If your situation is acute right now, skip the reading and call (801) 750-4243.

Second: document before anything moves

Jeremy climbs the roof with a camera and works it slope by slope. Test squares chalked out, bruises and creases marked, granule loss photographed, dented vents and caps shot from angles that show depth, soft metal and gutters logged, and the interior checked for staining. The photo set gets dated and organized. This record is the single most useful thing you own once a claim starts, and it has to be made before any repair disturbs the evidence.

Third: work the claim honestly

You file with your carrier and we meet the adjuster on your roof, walk the same slopes, and show the same photos. Sometimes the first scope misses accessories or a slope, and a supplement gets filed with the documentation to back it. What we will not do is inflate the loss, invent damage that a storm did not cause, or offer to eat your deductible. That is fraud, it is common around here after a big event, and it lands on the homeowner too. The full walk-through lives on the insurance claims page.

Fourth: rebuild it

Once the scope is settled we schedule the build. Tear-off to bare deck on the affected slopes, decking inspected and replaced where it is soft, synthetic underlayment down the same day the roof opens, ice and water membrane at eaves and valleys, then IKO architectural shingles, ridge, flashing, and boots. Most homes are watertight in a day. Finished restorations are in the gallery if you want to see the standard before you commit.

Last: clean and close out

Magnet sweep across lawn and driveway, gutters cleared of tear-off debris, haul-off the same week, and your final paperwork and photo set in hand for your records and your carrier. The yard should look untouched.

About the Trucks That Show Up the Next Morning

After every real hail or wind event along the Wasatch Front, out-of-state crews roll in and start door-knocking. The pitch is polished. Free inspection, we handle everything, sign here today. Some of them do acceptable work. Many of them subcontract your roof to whoever is cheapest that week, disappear before the season ends, and leave a warranty attached to a company that no longer answers a Utah phone number.

Ask any door-knocker for a local address and how long they have been in Utah. Never sign anything on your porch. Never let anyone onto your roof to “check for damage” who might create some while up there. And be very careful with any contract that assigns your claim rights to the contractor.

We live here. Jeremy will answer this phone next year and the year after, because his family is in this valley and his reputation is the whole business. That is a boring advantage right up until the day you need it.

What This Valley Throws at a Roof

Hail comes off the benches and hits neighborhoods unevenly, so your street can be hammered while the next one over is untouched. Canyon winds, hardest in fall and spring, lift and crease tabs and peel ridge caps. Heavy spring snow loads a roof for weeks and finds every weak flashing on the way off. Summer microbursts do the concentrated damage: a short, violent burst that takes a slope apart in minutes.

Each of those leaves a different signature, which is why the inspection matters more than the calendar. Damage specific to one cause is covered in more depth on hail damage roof repair and wind damage roof repair. If the roof was already near the end of its service life before the storm, roof replacement is usually the honest conversation.

We restore roofs across the Wasatch Front. The full list of towns is on the service areas page.

Storm Restoration Questions, Answered Straight

How soon after a storm should I have the roof looked at?

Soon, and sooner if you can see anything wrong from the ground. Most policies expect damage to be reported promptly, and water that gets in keeps working while you wait. There is no rush to sign a contract, though. Getting the roof documented and getting the claim started are the urgent parts. Choosing your roofer can happen at your pace.

Do I have to file a claim to get restoration work done?

No. Plenty of homeowners choose to pay directly, especially when the damage is real but modest and they would rather not touch their policy. We scope and price the work either way. If a claim makes sense we will say so and help you through it, and if it does not, we will tell you that too.

What if my claim gets denied?

It happens, and it is not always the end. Denials often come from a scope that missed a slope or misread wear as storm damage. With dated photos and test squares from before anything was touched, there is something concrete to reopen the conversation with. We cannot promise a reversal, and we will not pretend otherwise, but documentation is what gives you a real shot.

Can you tarp my roof tonight?

Call and ask. Jeremy answers his own phone. Emergency dry-in depends on how bad the weather is at that moment and whether the roof is safe to walk, and no roofer who tells you otherwise is being straight with you. When it is safe, we get up there and stop the water first. Reach us at (801) 750-4243.

Will restoration cost me more than a repair?

Up front, usually yes, because more of the roof is being rebuilt. Over the life of the roof it is generally the cheaper path, since a patched storm-bruised slope tends to fail again within a few seasons and you end up paying for the work twice. When insurance is carrying a covered loss, the difference to you often comes down to the deductible. We give you a firm written number for your actual roof after the assessment.

Do you use IKO shingles on restoration work?

Yes, IKO architectural shingles are our standard. The heavier mat handles snow load and hail better than a thin three-tab, the sealant strips bond well in our short shoulder seasons, and installing one line constantly means no learning curve on your house. If your existing roof is a different product and you want a match, tell us and we will talk through the options.
